A home in Ames, IA, received comprehensive exterior maintenance to protect it from potential moisture damage and ensure its structural integrity. The project involved critical roof and chimney repairs, along with adjusting the grade around the vinyl siding to meet manufacturer specifications.

The starting point

The project originated from an inspection list, identifying several areas requiring attention on the home's exterior. Key concerns included inadequate clearance between the ground and the vinyl siding on the north side of the garage, which could lead to moisture wicking and potential warranty invalidation. The roof also needed a thorough inspection, with specific issues noted such as protruding nails on roof boots and visible ridge vent nails through shingles. Additionally, the chimney's flashing and mortar joints required inspection and sealing to prevent water intrusion.

What we did

Our team addressed these critical exterior maintenance items with precision. For the roof, we conducted a comprehensive inspection, ensuring all components were in good order. This included properly hammering down and sealing all nail heads on the roof boots, and applying sealant around the perimeter of the shingle roof boots. We also sealed numerous visible ridge vent nails through the shingles and addressed one edge shingle nail that needed to be secured. The chimney received attention for its flashing and mortar joints, where proper sealant was applied to prevent leaks.

For the siding, we removed soil and rock from the north side of the garage. This allowed us to re-grade the area, creating the necessary clearance between the ground and the bottom edge of the vinyl siding. This adjustment ensures proper drainage away from the foundation and protects the siding from moisture wicking.

Details that mattered

Careful attention was paid to each roof penetration, specifically the roof boots and ridge vents, where improper installation of nails was found. Sealing these areas prevents water from penetrating the roof deck. For the chimney, sealing both the flashing and mortar joints is vital to maintain a watertight seal where the chimney meets the roof and to prevent brick degradation. Adjusting the grade around the siding was crucial; vinyl siding installed too close to the ground can absorb moisture, leading to rot in the underlying structure or mold growth, and can void manufacturer warranties. By creating an adequate gap and re-grading, we ensured the home's long-term protection.

The result

The homeowner now has peace of mind knowing that their roof, chimney, and siding are properly maintained and protected against the elements. The detailed work on the roof and chimney has addressed potential leak points, extending the life of these critical components. The corrected siding grade not only protects the vinyl siding itself but also prevents future moisture-related issues with the home's foundation and structure. This proactive maintenance significantly enhances the home's durability and reduces the risk of costly repairs down the line.
