When persistent exterior moisture compromised the perimeter of this high-rise unit, the owners needed professional condo water damage repair in Des Moines to remediate framing issues, hang new drywall, and return their living spaces to immaculate condition. Managing multi-family building logistics while coordinating phased interior finishes required close communication and meticulous finish carpentry.

The starting point

The condo had experienced ongoing moisture infiltration from external wall and window assemblies. Following mitigation, several rooms were left partially torn open. In the south room dressing area, an 8x12 ceiling section and a 9x17 wall around a sliding balcony door were stripped down to the structure. Crown molding was removed, drywall paper was torn along old base trim lines, and an exploratory cut remained above the exterior door header.

Adjacent wood studs and concrete surfaces lacked proper thermal barriers, and electrical boxes needed close inspection for corrosion. Compounding the challenge, the building exterior required separate exterior envelope repairs by the association. The owners were scheduled to travel abroad during the project and needed the dressing room and home office fully rebuilt, painted, and clean before their return so they could unpack and live comfortably while exterior teams finalized window work elsewhere in the building.

What we did

Our lead carpenter Bryce began by correcting hidden structural deficiencies in the south room before any drywall was hung. We added two metal studs and one wood stud to true up the exterior framing, and we installed 1x blocking in the ceiling framing to level out an area of sagging sheetrock. We shimmed the rough opening around the sliding patio door so the new drywall plane would meet the door jamb flush.

With the framing corrected:

  • We insulated the exterior assemblies using 1.5-inch rigid foam against concrete wall surfaces and fiberglass batts in the stud bays.
  • An electrician inspected, pulled, and prepped outlet devices, addressing corroded boxes.
  • Half-inch sheetrock was installed across the ceiling and wall surfaces, then taped, skimmed, and sanded to a smooth finish that matched the existing walls.
  • We primed the new drywall and applied two coats of paint: Sherwin-Williams Ceiling Bright White on the ceiling and Clary Sage on the dressing room walls.
  • New baseboards, shoe moulding, and crown molding were custom cut, installed to match the original profiles, caulked, and coated in Benjamin Moore Decorator's White.
  • In the nearby office, we completed a drywall patch and matched adjacent trim and paint.

Details that mattered

High-rise condo renovations require strict care regarding building rules and tight tolerances. Because building elevator dimensions were limited, large drywall sheets had to be routed through stairwells, and service entrance rules had to be observed to avoid triggering common-area security alarms.

Precision framing adjustments directly dictated the quality of the finish. By shimming out the framing around the sliding patio door and adding supplementary mud passes, the drywall wrapped tightly to the door frame without awkward gaps. When a rough spot near the patio door casing was flagged prior to the owners returning from Europe, our team adjusted on-site priorities, skimmed the area smooth, and completed final paint touchups ahead of schedule.

The result

The south dressing room was completely restored to paint-ready, finished condition before the homeowners walked through their front door. The fresh Clary Sage walls and crisp Decorator's White crown moulding and baseboards created a polished, seamless transition from the bedroom. All lighting fixtures and trim profiles were fully reinstated, leaving the space ready for furniture placement with zero residual construction dust.
